Welcome to Seaz & Co Realty Group! These Terms of Service (the “Terms”) govern your use of our services, including your participation in our real estate investment opportunities. By accessing or using our website, platform, or investment services, you agree to these Terms. Please read them carefully before proceeding with any investment.
By investing with Seaz & Co Realty Group, you agree to be bound by these Terms, as well as our Privacy Policy. If you do not agree to these Terms, please do not use our services.
2. Definitions
- “Seaz & Co Realty Group” refers to the company, its subsidiaries, and affiliates.
- “Investor” refers to any individual or business entity that participates in any investment opportunity offered by Seaz & Co Realty Group.
- “Platform” refers to any online or offline service used to facilitate communication, transaction, or delivery of our investment services.
- “Project” refers to any real estate development project, including multi-family complexes, in which investors can purchase equity.
3. Eligibility for Investment
To participate in any investment opportunity with Seaz & Co Realty Group, you must:
- Be at least 18 years old.
- Be legally capable of entering into binding contracts.
- Provide accurate and complete information during the investment process.
- Meet the financial requirements set forth by the specific investment opportunity (e.g., $300,000 for businesses, $500/month for individuals).
4. Investment Offerings
Seaz & Co Realty Group offers two primary investment opportunities:
- Business Investors: Commit $300,000 over five years, structured as weekly payments of $1,153.85. In return, businesses receive 15% equity in a project.
- Individual Investors: Invest $500 per month over five years, totaling $30,000. In return, individuals receive 3% equity in a project.
The investment amount and the equity offered may be subject to change based on the project’s size, scope, and terms.
5. Investor Responsibilities
By participating in any investment opportunity with Seaz & Co Realty Group, you agree to the following:
- Payments: You will make the required payments in accordance with the agreed schedule (weekly for business investors, monthly for individual investors).
- Compliance: You will comply with all applicable laws and regulations related to real estate investment, taxation, and finance.
- Information: You will provide accurate and up-to-date personal and financial information during the investment process.
Failure to adhere to these responsibilities may result in the termination of your investment agreement and the forfeiture of your equity stake.
6. Equity Ownership and Transferability
Each investment provides you with an ownership stake in the corresponding project:
- Equity Ownership: Business investors receive 15% equity, and individual investors receive 3% equity in the project. This equity entitles you to a share of the project’s profits, including rental income and appreciation of the property’s value.
- Transferability: Your equity is fully transferable. In the future, you may choose to sell your equity stake to other investors or the public through Seaz & Co Realty Group. However, all equity sales must be processed through our platform, subject to approval by Seaz & Co.
7. Investment Risks
Investing in real estate involves certain risks. By investing with Seaz & Co Realty Group, you acknowledge and accept the following risks:
- Market Risk: Real estate values may fluctuate, and rental income may decrease based on market conditions.
- Project Delays: There may be delays in construction or occupancy, which can affect the timeline of your returns.
- Vacancy Risk: Although we aim for 100% occupancy through our rent-to-own program, there is a risk that some units may remain vacant for a period of time.
Seaz & Co Realty Group does not guarantee any specific returns on your investment. All projected returns are based on current market analysis and financial models, which are subject to change.
8. Returns and Payouts
- Annual Payouts: Investors will begin receiving annual payouts after the five-year construction and occupancy phase. These payouts will be based on rental income generated by the project.
- Profit Sharing: The percentage of annual rental income you receive will be proportional to your equity stake in the project (e.g., 15% for business investors, 3% for individual investors).
- Portfolio Appreciation: The value of your equity stake may appreciate as the value of the project increases over time. Seaz & Co Realty Group will provide annual updates on portfolio performance.
9. Project Management
Seaz & Co Realty Group will manage all aspects of the real estate development projects, including:
- Construction: Overseeing the construction of multi-family complexes, ensuring they meet all relevant building codes and standards.
- Occupancy: Implementing the rent-to-own program to secure long-term tenants and achieve full occupancy.
- Property Management: Hiring property managers to handle maintenance, tenant relations, and ongoing operations.
10. Termination of Investment
Seaz & Co Realty Group reserves the right to terminate your investment under the following circumstances:
- Failure to Pay: If you fail to make your scheduled payments as agreed, your equity stake may be forfeited.
- Breach of Terms: If you violate any of the terms outlined in this document, Seaz & Co Realty Group may terminate your investment agreement.
- Project Cancellation: In the unlikely event that a project is canceled, you will be notified, and Seaz & Co will offer either a refund or an option to transfer your investment to another project.
11. Dispute Resolution
If any dispute arises between you and Seaz & Co Realty Group related to your investment, we agree to resolve it through the following steps:
- Negotiation: Both parties will first attempt to resolve the dispute through good-faith negotiation.
- Mediation: If negotiation fails, the dispute may be referred to mediation with a neutral third-party mediator.
- Arbitration: As a last resort, the dispute may be submitted to binding arbitration in accordance with the rules of the [Arbitration Institution].
12. Limitation of Liability
Seaz & Co Realty Group is not liable for any direct, indirect, incidental, or consequential damages that result from:
- Fluctuations in market value
- Project delays or cancellations
- Loss of rental income due to vacancies or tenant defaults
Our total liability for any claim related to your investment shall not exceed the amount of your initial investment.

Seaz & Co Realty Group is committed to protecting your privacy. We will only use your personal and financial information for the purposes of managing your investment and communicating with you about your account. We will not share your information with third parties without your consent, except as required by law.
